Greece offers a Residency by Investment programme, commonly known as the “Greece Golden Visa,” which was launched in 2013. This programme allows non-EU nationals to obtain residency permits through investment in Greek real estate or other qualifying investments; providing a gateway to living in Greece and travel within the Schengen Area.

Investment Options:

  • Real Estate Investment: Purchase property in Greece with a minimum value of €250,000. This is the most popular and straightforward option.
  • Timeshare or Lease Agreement: Sign a timeshare agreement or lease property for a period of at least 10 years, with a minimum contract value of €250,000.
  • Investment in a Company: Invest in a company based in Greece. The specifics of this investment option can vary and it’s advisable to consult with legal experts on the details.

Residency Requirements:

  • There is no minimum residency requirement to maintain the Golden Visa. Investors are not obliged to live in Greece, making it highly flexible for those with international commitments.
  • To apply for permanent residency and/or Greek citizenship, more stringent physical presence requirements must be met, typically involving substantial time spent in Greece.

Application Process:

  • Initial Consultation: Work with authorised legal advisors or agents to understand the requirements and process.
  • Document Preparation: Gather necessary documents, including proof of investment, valid passport, clean criminal record, health insurance and proof of financial means.
  • Investment: Make the qualifying investment in line with one of the eligible options.
  • Application Submission: Submit the completed application at the local Alien and Immigration Department in Greece or at a Greek consulate in your home country.
  • Approval Process: The Greek authorities review the application and upon approval, issue a residency permit. The initial residency permit is valid for five years and is renewable every five years as long as the investment is maintained.

Processing Time:

  • The processing time is typically around 2-3 months from the submission of the application to the approval.
